Acceptance of Terms

By accessing or using the NeighborhoodGuru Analytics ("NeighborhoodGuru," "we," "us," or "our") platform, you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, you may not access or use our service. We reserve the right to update these Terms at any time, and your continued use of the platform constitutes acceptance of any modifications.

Service Description

NeighborhoodGuru is a real estate analytics platform that provides market data, trends, and investment analysis tools. Our platform aggregates publicly available data from federal agencies, industry research providers, and proprietary property data services to deliver insights about real estate markets at the ZIP code, county, metro, and state levels.

Account Requirements

To create a NeighborhoodGuru account, you must:

• Be at least 18 years of age.
• Provide accurate, current, and complete information during registration.
• Maintain the security of your account credentials.
• Notify us immediately of any unauthorized use of your account.

You are responsible for all activity that occurs under your account. NeighborhoodGuru reserves the right to suspend or terminate accounts that violate these Terms.

Subscription and Billing

NeighborhoodGuru offers the following access tiers:

• Pro ($19/month): Market analytics, interactive maps, 7 analytical tools, ZIP scanner, compare, market reports, neighborhood match, and portfolio tracking (up to 2 properties). Includes a 7-day free trial.
• Property ($49/month): Everything in Pro, plus property-level scanner with real listings, property data lookups (100 calls/month), deep dive estimates, flip calculator, and portfolio tracking (up to 10 properties).
• AI Pro ($99/month): Everything in Property, plus AI-powered market narratives, deal analysis, portfolio review, offer coaching, 250 property lookups/month, unlimited portfolio properties, and priority support.

You may cancel your subscription at any time. Cancellation takes effect at the end of your current billing period. We do not provide refunds for partial billing periods. Stripe processes all payment transactions; by subscribing, you also agree to Stripe's Terms of Service.

Data Accuracy Disclaimer

The data presented on NeighborhoodGuru is sourced from third-party providers and public data sources including federal agencies, industry research organizations, and property data services. All data is provided "as is" without warranty of any kind, either express or implied. NeighborhoodGuru does not guarantee the accuracy, completeness, or timeliness of any data displayed on the platform.

NeighborhoodGuru does not provide financial advice, investment advice, or real estate appraisals. Our platform is an analytical tool and is not a substitute for professional financial advice, licensed real estate appraisal, or consultation with a qualified investment advisor. You should not make investment decisions based solely on information provided by NeighborhoodGuru.

Permitted Use

You may use NeighborhoodGuru for personal research and analysis purposes. You agree not to:

• Scrape, crawl, or use automated means to extract data from the platform.
• Redistribute, resell, or sublicense NeighborhoodGuru data or analytics to third parties.
• Use the platform for any unlawful purpose or in violation of any applicable laws.
• Attempt to gain unauthorized access to our systems or other users' accounts.
• Interfere with or disrupt the integrity or performance of the platform.

Intellectual Property

NeighborhoodGuru and its original content, features, and functionality are owned by NeighborhoodGuru Analytics and are protected by copyright, trademark, and other intellectual property laws. You retain ownership of any data you upload or create within the platform. By using NeighborhoodGuru, you grant us a limited license to process your data solely for the purpose of providing the service to you.

Limitation of Liability

To the fullest extent permitted by law, NeighborhoodGuru Analytics, its officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the platform. This includes, without limitation, any damages resulting from investment decisions made based on data or analytics provided by NeighborhoodGuru.

In no event shall our total liability to you exceed the aggregate amount you have paid to NeighborhoodGuru in the twelve (12) months preceding the event giving rise to the claim.

Indemnification

You agree to indemnify, defend, and hold harmless NeighborhoodGuru Analytics and its officers, directors, employees, and agents from and against any and all claims, liabilities, damages, losses, costs, and expenses (including reasonable attorneys' fees) arising out of or related to your use of the platform, your violation of these Terms, or your violation of any rights of a third party.

Dispute Resolution

Any dispute, controversy, or claim arising out of or relating to these Terms or the use of NeighborhoodGuru shall be resolved by binding arbitration administered in accordance with the rules of the American Arbitration Association. The arbitration shall take place in the State of Delaware. These Terms shall be governed by and construed in accordance with the laws of the State of Delaware, without regard to its conflict of law provisions.

Termination

Either party may terminate this agreement at any time. You may close your account through your account settings or by contacting us. We may terminate or suspend your access immediately, without prior notice, if you breach these Terms. Upon termination, your right to use the platform ceases immediately, and we will delete your personal data within 30 days in accordance with our Privacy Policy.
