These disclaimers apply in addition to our Terms of Service. They describe how you should read numbers, narratives, and recommendations produced by the platform.

AI-generated outputs are advisory

Hestia, our AI assistant, produces narratives, deal analyses, portfolio reviews, and offer coaching from the same underlying data you can see on the platform. These outputs are advisory only. AI models can misread context, omit important considerations, or confidently state wrong conclusions. Every AI output on the platform should be treated as a starting point for your own due diligence, not as a verdict. Where an AI response cites a specific figure, click through to confirm the figure in the underlying metric and check the as-of date. Our methodology page explains what the figures mean.

AVMs and valuations are estimates

Property value and rent estimates on the platform are produced by automated valuation models (AVMs). An AVM is a statistical estimate, not an appraisal. AVMs can miss condition issues, recent renovations, off-market comparables, and neighborhood micro-dynamics. Before making a financial decision on a specific property, commission a licensed appraisal, talk to a local broker, and review the property in person. Treat AVM outputs as a midpoint of a range, not a guaranteed price.

Not financial, legal, or tax advice

The platform is a research and analytics tool. Nothing on it — including any AI narrative, buy-score, cap-rate calculation, portfolio review, or market recommendation — constitutes financial, legal, investment, or tax advice, or an offer or solicitation to buy or sell any security or real estate asset. NeighborhoodGuru is not a licensed investment adviser, real estate broker, appraiser, attorney, or tax professional. Before acting on any output from the platform, consult licensed professionals in your jurisdiction.

Past performance

Historical price trends, rent growth, and market momentum shown on the platform describe the past. Real estate markets are subject to macroeconomic, regulatory, and local shifts that can materially change future outcomes. Past performance is not indicative of future results.

Fair housing

NeighborhoodGuru is committed to fair housing. Our analytics are designed to describe markets, housing stock, and economic indicators — not the people who live there.

You may not use the platform, any of its metrics, or any AI output to take actions prohibited by the federal Fair Housing Act, the Equal Credit Opportunity Act, or any state or local fair-housing law. That includes, but is not limited to, refusing to rent or sell, setting different terms, steering applicants toward or away from neighborhoods, or making lending decisions based on race, color, religion, national origin, sex, familial status, disability, or any other protected class.

The platform does not publish demographic group membership as a scoring input and does not rank neighborhoods by the demographics of their residents. If you believe a metric on our platform is being misused in a way that implicates fair-housing law, please contact us immediately at support@neighborhoodguru.org.

Data accuracy

We do our best to keep underlying data current and correct, but the platform is provided "as is" without warranty of any kind. Data sources can lag, be incomplete, or contain errors. If you believe a specific number is wrong, please report it through Settings → Data issues.
